Are you a Davidson County First Time Home Buyer?  If yes, you may be able to take advantage of the programs offered by The Housing Fund.  This is a non-profit organization that assists first time home buyers with down payment assistance.   There is also The Tennessee Housing Development Agency (THDA), a state agency whose mission is to help provide a home for first time home buyers.

Have you looked at a home, maybe a lake home on Old Hickory Lake, and then decide it just needed too much work to get it to a standard acceptable to you?  Don’t despair – we can put you into an FHA 203-K Rehab Loan.  This is a government insured loan specifically designed to rehab – or just upgrade – your new home purchase.

If you’re an investor, you know how hard it is to get an investor mortgage these days.  And if you have more than 4 properties, you have no access to financing, right?  Wrong!  Fannie Mae has a program that allows you to have up to 10 financed properties.  The trouble is most banks don’t want these deals even if Fannie Mae says it’s OK.  I have a bank that will make these loans.

Are there homes that you can buy with no money down?  The answer is a resounding yes!  The US Department of Agriculture insures the Rural Development loan.  This loan does not require a down payment, allows you to roll closing costs into the loan and does not have any monthly mortgage insurance.  To give you an idea of what the USDA considers a rural area, 60% of Wilson County qualifies, 75% of Rutherford County qualifies, 60% of Sumner and 60% of Williamson qualify.  If you are in an RD area, you should consider a USDA Rural Loan.

We are in a pretty bad housing market – really a pretty bad economy.  But if you are in a decent financial position to buy a home, it is a great time.  Fannie Mae has a program called Homepath.  This is a program where you can buy a home with 3% down, no mortgage insurance and you do not need an appraisal.  There are hundreds of foreclosures in Mount Juliet and Lebanon that qualify for Homepath financing.  And if you move into Nashville or anywhere in Davidson County, there are even more Fannie Mae foreclosure properties.
